Did you have any damage from Hurricane Helene (2024)?
Helene brought the worst storm surge to the area in 80 years with most of the key under 3ft of water. The complex took on significant water with most ground floor units affected. Our unit is on the 2nd floor.
Did you have any damage from Hurricane Idalia (2023)?
No, the complex took on water and beachfront units had water in their garages, but our unit was unaffected.
Did you have any damage from Hurricane Ian (2022)?
No, Ian made landfall further south than originally projected and devastated the Fort Myers area. We were impacted by the winds but not the storm surge. There was minimal impact to the Siesta Dunes complex and no issues with our unit. All utility services (water, power, cable, internet) were restored within 5 days and we welcomed guests just 10 days after the hurricane made landfall.
Is Wireless Internet Available?
Yes, the condo is equipped with free high speed WiFi. You'll find the password in the Guest Information book at the condo.
Are there minimum night stay requirements?
Depending on time of year, we have a 7-night or 14-night minimum requirement to book your stay.
Is there a minimum age to rent your condo?
You must be at least 25 years of age to rent our condo. The person who initiates the reservation and signs the rental agreement must have proof of age and must reside in the condo for the entire length of stay
Where do I go to pick up a key to the condo?
Check-in with the Siesta Dunes Rental Office. Once you are booked, we provide your information so they can share all arrival information.
May we bring our pet to your condo?
No, we do not allow animals of any kind. This restriction is strictly enforced. See the rental agreement for more details.

Is your online booking safe/secure? (See also Reservation Process FAQ)
Yes, our website is SSL secured which establishes an encrypted connection between our hosted site and you. The back-end vacation rental management service powering our online calendar and online booking is OwnerRez. As you move through the booking process your session is encrypted on their secure site. Their service integrates with both our credit card processor (Elavon), and PayPal to ensure your booking transaction is encrypted and secure. Transactions for your reservation will be listed as *Peaks & Palms Vacation Rentals* on your statement.
Where is Peaks and Palms located?
Our condo is located on Siesta Key in the Siesta Dunes Condo Complex with all units independently owned. Our complex is a blend of rentals, private use, and full time residents.
What parking is available?
Each unit has an assigned covered parking spot. Uncovered spots are available on a first come first serve basis.
Does your condo have a beach view?
Siesta Dunes complex is beach front, but our unit does not have a beach view. We are a 90 second walk on our beautify grounds to get to the beach.
Do you have surveillance cameras at the property?
There are security cameras located throughout the complex. They are monitored by the rental office personnel and security staff.
What do we need to bring on our Siesta Key vacation?
Very little, as our condo is well stocked with all the cooking appliances including natural gas grills, linens, utensils, entertainment, and laundry facilities you need for a comfortable and enjoyable stay. We also provide starter supplies of toilet paper, paper towels, laundry detergent, dishwashing detergent and dish soap, so depending on consumption you may need to bring or buy extra supply of these items during your stay. You will want to bring your own bath soap and shampoo.
What type of beach gear do you provide?
We provide access to our outdoor storage shed which has an umbrella, cooler, wagon, a couple of beach chairs, boogie boards, pool noodles and an assortment of sand tools for the little ones.
Can we rent beach chairs, umbrellas or hoods?
Our condo complex contracts with Sammy's Beach Bums to unlock our beach chairs, and provide beach umbrella and hood rentals. Check out their website or call them at 941-725-5527
Do we need to bring linens, towels, or pillows?
We provide all the basic necessities. All the beds will be made with fresh linens and bath towels will be provided. Bath towels and washcloths are provided to match the occupancy of the condo. The resort also supplies beach towels, but some like to bring their favorites!
Can we do laundry at the condo?
You bet! The complex has a washer/dryer facility just steps from our condo. You can purchase a “laundry card” to wash and dry items as needed during your trip!
Is the kitchen fully equipped?
Yes, we work to ensure you have everything you need to whip up a gourmet meal. From updated appliances, to dishware, glassware, bakeware, utensils, pots/pans, a crock pot, blender, hand-mixer, toaster and coffee maker (both filter type and K-cup).
Why no certain utensil / small appliance?
Rest assured we had it stocked. However, utensils get broken or misplaced. If no one reports it missing, and cleaning crew does not realize that it is not there, it is not replaced. If you find something missing, please let us know - we've been known to drop off toasters and tea kettles in the middle of guest stays! We stock common utensils and small appliances. Mixer, blender, toaster, can opener, coffee maker, iron, crock pot, are standard. Other small appliances are optional and we may or may not have stocked those.
What common items are not included in the kitchens?
We do not guarantee spices, aluminum foil, plastic wrap, or condiments. However, we stock them when we are at the condo and previous guests often leave them behind so you may find these in the drawers and cabinets. We do not have a griddle or waffle maker.
Coffee Maker .... is it K-Cup or filter type?
We have both traditional filter and k-cup type coffee makers. The filter type makes 12 cups.
Why sometimes not all dishes / drinkware match?
We started out with matched sets. However, items do get broken, and as much as we try to replenish with exact same ones, sometimes they are no longer available.
Do you provide daily housekeeping service?
We schedule housekeeping service in between guests, however, there is a card based washer/dryer on each floor in our building so you can wash towels as needed. Housekeeping provides a starter supply of garbage bags, dishwasher tabs, dish soap,
Is there a grocery store nearby?
Absolutely! There is a Publix grocery store located on S. Tamiami Trail approximately 5 minutes from the condo. It offers a pharmacy, bakery, deli and video rentals. There are also smaller grocery stores, Crescent Beach Market, and Morton's Siesta Market on Siesta Key if you need something quick.
What is the best way to get around on the key?
Most guests bring a car. Resident owned or rented golf carts are not permitted on condo complex grounds.
The Siesta Key Breeze Trolley is free for all riders and operates seven days a week making getting around convenient. The Trolley route follows Ocean Boulevard to Beach Road and down Midnight Pass Road. Hop on the Trolley at the Gazebo in Siesta Key Village, at any Trolley stop between the Villages, or flag down the Trolley south of Stickney Point Road.
Trolley hours: Daily 8am to 10pm
Are hair dryers included?
Hair dryers are included and located in each bathroom, if you can’t find one, please let us know as they have been known to disappear.

What if we find a problem at the condo upon check-in?
Please walk through the condo upon check-in. Should you notice any problem at the condo stop in the rental office. They will work with us to rectify the issue in a timely manner. We want to ensure that your vacation is to your liking – from beginning to end.
What should I do if there is an issue with the condo during my stay?
Issues can occur during your stay just like your own home that tend to be a nuisance. In the event there is something with your condo that is less than satisfactory please stop in the rental office right away. They will work with us to fix the issue for you in a timely manner so you can go back to enjoying your vacation.
Bugs
Our condo is proactively treated by a professional pest control service. Insects just find their way inside no matter what we do. If you see something, let the rental office know and we’ll work to resolve it.
Is there a fire pit at the in the resort?
No, fire pits are not permitted within the resort.
Should we bring propane or charcoal for the grill?
No, the grills use natural gas.
Can we bring a propane turkey fryer or charcoal grill?
No, grills are not permitted on unit balconies. There are multiple natural gas grills located in 3 areas in the complex, the closest is directly behind our building.
Which building and floor is the condo located?
The condo is conveniently located on the 2nd floor near the west end of building 1 and can be quickly accessed via the stairs or the elevator.
May we smoke/vape inside at the condo?
No. Our condo is smoke-free and vape-free. This restriction is strictly enforced. You may, however, smoke and vape outside. We ask that you dispose of the waste prior to your departure.
What are the check-in/check-out times and may I check-in early/check-out late?
The check-in time is 3pm – 5pm. Please notify us if you need to check-in after 5pm. No check-in after 12am is permitted.
Check-out time is 10am. We can rarely accommodate early check-in/late check-out. Please check with Siesta Dunes for availability and fee.
Are the pictures of the condo on your website accurate?
What you see is what you get - there should be no surprises when you walk in the door of our condo! Our website has a combination of both professional and amateur photos. Do we need to clean the condo before we leave?
Checkout is pretty easy and there are a few simple requests outlined in the Guest Information booklet located at your condo. The few things that we ask that you do prior to your departure help expedite the cleaning of the condo in preparation for our next guests such as ensuring the refrigerator is emptied, your trash is all placed in the proper location, load the dishwasher and start the cycle - Other than that, no housekeeping is needed.
What if we leave something behind at the condo?
Contact Siesta Dunes rental office immediately. If they can locate the item, they will happily mail the item back to you! We've sent back wallets, tablets, even teddy bears!
Do the TV's have cable?
The condo has cable with an expanded cable package including movie and sports HD channels. All TV’s in the condo are “smart” and were new in 2021 - you can use your own streaming accounts!

Palm View at Siesta Dunes (purchased in 2021) This condo had been with the previous owners for 25 years. During their ownership it received bathroom and kitchen updates along with new furniture in the mid 90’s. When we took possession, the condo was long overdue for updates.
